I'd detour a fair bit to visit that place; private or public land?
I'm sure it is almost all public land. There are a few buildings on the far left side of the picture near the highway. The highway is US 160

I know several places like that in extreme N. California. One place even has a hot springs near by. A bit of plumbing and some solar pumps, one could even use a greenhouse in the winter, and the only wood cutting would be for cooking and ambiance.

But I digress, there on Federal forest lands and now off limit to us useless American citizens. Might step on a precious frog or flower etc..

Is that picture taken after coming off Wolf Creek Pass heading into Pagosa? If so the meadow land is private and so is some of the forest.

That river-bottom land does look like good hayfields being worked. Nice country if you like lots of snow. Temps usually aren't that crazy, though, being on the south side of the pass.
