I actually love redoing houses. In the past year we have taken multiple crap houses and turned them into something nice. It doesn't cost much more to add a backsplash and tile in the shower than not, especially since we do the tiling ourselves. This is the most recent house we remodeled. This house we bought off of a guy that works for us at the farm sometimes. He had inherited the house years ago and 2 years ago he had renters in there that trashed the place, then used the can't get them out because of Covid. They actually had kids living in this filth. Holes punched in walls, the side door had multiple indentions from a fist. The pantry is 2'x2' and they had obviously had a dog locked up in there for hours on end day after day. Poor dog had tried to chew his way out of there. so very sad...

Thanks, this one was the most fun because it was structurally fine and mostly all we had to do was cosmetic work. No adding bathrooms or anything, just spiffy it up some. Unfortunately most of the houses we have looked at lately have been horribly termite eaten. Went to look at one this weekend and after about 2 minutes hubby came out from underneath it saying the gerters? were completely eaten through and he had no idea how the house was still standing :geek:

How high is that crawl space, looks less than a foot and a half. Hated narrow crawl spaces when I worked pest/termite control, you crawled between joist and when you had to cross under one you sometimes had to dig a trench. Poor ventilation and easier for pest to get into the house from the ground. Glad I don't have to do that any more.

It was about 24"-30" Typical of many of the older houses in our area, more room than many we see.
